On the heels of pending U.S. home sales slowing in August and a 5.6% drop in the sales pipeline in September, the government shuttered its doors. As the full moon rose over a nation back to work on the third Thursday in October, we are all looking for equilibrium, or at least some very good clues for the winter.
Schizophrenic indicators
In September 2012, Trulia announced it would discontinue itshousing barometer in its current form introduced 18 months earlier to track housing market recovery. Citing conflicting data in taking the temperature of key market indicators, the doctor has gone into consultation this autumn. “Tracking the recovery’s progress as a single number is not the best approach anymore,” said Jed Kolko, chief economist at Trulia. No one is shouting good news from the rooftops, but the news is far from all bad. In analyzing the best and the worst of the housing bust, Trulia says we’re two-thirds of the way toward full recovery. However, the National Association of Realtors points at the government shutdown as a new key indicator for October, sure to have a knock-on effect. With IRS offices closed, delays in tax transcripts needed for approval of mortgage loans ground to a standstill. Not only were government and contract workers left sitting it out, but also overall consumer confidence “curbs major expenditures such as home purchases,” said Lawrence Yun, NAR chief economist. Meantime, the question remains the same: what about prices? Funny enough, the government shutdown did not seem to affect asking prices negatively in the first half of October, according to Trulia.
Location, location, location
A San Francisco Bay Area-based realtor with Coldwell Banker, Susan Hewitt underscored the topsy-turvy conditions found in the current housing recovery. Clik here to view. business, Hewitt has seen lots of ups and downs, but at the moment she cites location as being more pertinent than ever. “We see micro-sized pockets of double-digit price rises with competitive bidding situations happening next to depressed markets just one county over.”
While the old thermometers point to a flat remaining couple of months in 2013, we trust that those shopping for the new thermometers will bring them to market very quickly so that we can properly take the temperature for the 2014 housing market outlook.

Warren Buffett (Berkshire Hathaway) talking about investing in residential real estate. Towns like Greenwich, CT (since this video) have seen a fairly strong spike in activity within the market. We have seen a very strong influx of buyers gravitate towards downtown areas such as Riverside, Old Greenwich as well as gated communities like Belle Haven.
For those of you that are interested, Greenwich is broken up into 4 different neighborhoods (census-designated place) between Greenwich, Cos Cob, Riverside and Old Greenwich and covers 5 different zip codes (two for Greenwich and one for each of the three remaining).

I am asked frequently how I got hold of GreenwichCT.com as everyone assumes it was registered ages ago. They are right, it was registered a long time ago right when domains were starting to be used up. I purchased the domain from someone in california that had bought it as an investment and was “sitting on it” earning money from people clicking to generic links about Greenwich CT. This domain was not inexpensive and cost a lot of money, though I feel that it was well worth it to me as it has helped to kick my brand as a Greenwich CT Realtor.
Google says that they don’t place much value on the terms in your domain, though my site, which I have been working on for only a couple years, places on the first page for almost all Greenwich ct real estate search terms. Yes, I feel that this is due to a ton of hard work in posting and building up a site containing original content on my market, but I also feel that the domain itself has had a ton to do with the SEO (Search Engine Optimization) placement. I believe that paying up for a domain is a wise investment, but only if you are getting the absolute best domain name in your market. A AAA+ domain like GreenwichCT.com in a town where the town’s own website is GreenwichCT.org can be a huge factor in getting your site up and running. I also own GreenwichCTRealEstate.com, which I plan on using in the coming months.
Paying up for an A- (or lower) domain domain might not help you in the search results, so I wouldn’t recommend going crazy. There are plenty of good domains (your name for example) that might be available to grab or buy on a site like Sedo.com for a decent price.

Houlihan Lawrence just celebrated their 1 year anniversary in Greenwich and what a year it has been (for them and all of us involved in Greenwich Real Estate). Over the past year, I have moved from Greenwich Fine Properties to Sotheby’s International Realty, Greenwich Fine Properties and Round Hill Partners were bought out by Coldwell Banker, and Douglas Elliman hired Jean Ruggiero signaling their entrance into Greenwich, though they don’t really have a full blown office here yet. I still wouldn’t count them out, they are coming…
Most importantly of all, I partnered with three fantastic agents (Lyn Stevens, Beverley Toepke and Robin Kencel) to created The Fieldstone Group of Sotheby’s International Realty, though this post isn’t about that. This is about the real estate agency shake up in Greenwich, Connecticut.
I can’t tell you how many conversations I have had about big agencies (Houlihan Lawrence and Douglas Elliman) coming to Greenwich and small agencies (Greenwich Fine Properties and Round Hill Partners) being bought out (by Coldwell Banker). Houlihan Lawrence made the gigantic splash a year ago starting off day one with some top tier Greenwich agents, who happen to cover the entire town, not just high end central Greenwich, but Old Greenwich, Riverside, Cos Cob, Glenville, Byram, North Mianus, etc…. Houlihan picked well and have, in turn, done very well. Coldwell Banker also did a great job in acquiring Greenwich Fine Properties and Round Hill Partners, which gave them not only a slew of new savvy agents, but also a fantastic new office location on Mason Street.
Agents of all levels of experience and success have been moving offices and have been worried about those that are moving offices. They have been worried about those new agencies coming into town guns a blazing and those that are closing up shop. At first I was excited and saw lots of areas to be concerned and lots of areas to grow from. The I realized one thing, while Greenwich has seen some pretty serious real estate money come into town, we (the agents) haven’t seen any new competition, we are still competing against the same agents…. the competition and worry really should be for the owners of these shops, not the agents themselves.
The agencies should worry. Greenwich now has some pretty serious hitters in town which cover the gambit from large shops like Sotheby’s International Realty, Coldwell Banker, Houlihan Lawrence, Douglas Elliman and Berkshire Hathaway though the mid-sized and smaller shops like Real Living, David Ogilvy, William Raveis, Weichert, Anderson Associates, New England Land, and now Brad Hvolbeck & Associates. It’s a big town, so I’m not going to say we are way too saturated with agencies and agents (though it does feel like nearly everyone has their license at times), but it is pretty obvious that competition is stiff and there isn’t much room for coasting.
